SUCCESSFUL TIMELINES

The sellers wanted to keep the sale quiet since they were collectors of fine art and artifacts. A buyer expressed interest but it took 3 lenders to find the right solution. We had to sell the buyer’s house and their mom was going to move in with them so the listing for the mom’s house was contingent on the successful closing of the other home. Everything went as planned giving all parties plenty of time to move! Through staging, decorating, professional marketing, all sellers received the most money for their homes!

STRONG NEGOTIATING

The seller invested both time and money to completely refresh this already amazing home. We listed it at $489,900 and received multiple offers and accepted an offer for $521,000! The home appraised at $495,000 unfortunately. We reached out to an offer we didn’t accept and over the course of a few days, strongly negotiated a back up offer that competed with the current offer. The buyer decided they didn’t want to give up the house and met the purchase price helping our seller recoup the money he had invested. The buyer was able to have the home they wanted and the seller received top dollar for his home.

HANDLING THE DETAILS

This home was in an estate and the family reached out to us for assistance. We managed the contractors to have the wallpaper removed in the bathrooms, new carpet and flooring in bathrooms replaced, the entire house was painted. The outside was cleaned up, extra contents removed, new railing and steps for deck, and general landscaping completed, the house pressure washed and exterior trim painted. We professionally staged, decorated, and marketed the home. Through this process, the sellers were able to realize an increase of $80,000 of profit for the sale of the home.

MITIGATING RISK

We helped the sellers find a new home and negotiated an offer that gave them time to sell their current home and move. The home they were purchasing was contingent on those seller’s building a new home. Staging, decorating, and professionally marketing the home got us 8 offers. We accepted an offer after negotiating extra time for our sellers to move. We kept all realtors on the same page by publishing a schedule of events to make sure that our clients didn’t end up homeless in the process.

The home our sellers were moving to had some quality issues. We quickly scheduled a structural engineer to meet with our clients and had a report right away. This was an important step to ensuring our clients knew exactly the condition of the home before the completion of the deal. Everything worked out perfectly and our clients are enjoying their new home!

LEANING ON US FOR EXPERTISE

A realtor (knowing our expertise) called me and asked me to take on one of her clients. The client wanted to purchase a building to develop and needed guidance. Since we do residential and small commercial development, I was happy to help. We also know many of the major architects in Fort Wayne and have worked closely with the City of Fort Wayne Planning and Building Departments, understanding most zoning and code issues. We also hold a General Contractor’s License that covers both residential and commercial permitting. We toured several buildings, talking through development options and return on investment projections. We made an offer on this building and after several days of negotiating, we had an accepted offer. I scheduled walkthroughs and inspections by commercial electrician, heating/cooling, plumbing, fire/safety, and structural engineer to present reports so my client would have a complete understanding of the building. I was onsite to lead the discussions with each.

I also helped to negotiate a new lease to be in place since the current lease was not optimal for my client nor the tenant. The last piece to put into place was to refer the best architectural firm to help lead the project. We selected one and I helped lead the discussion. My client now owns the building and is completing his plan for the development. Another successful transaction and happy client.
